・Prepare documents for making contracts/payment to trust banks/accounting firms, and related filings.
・Budget preparation and Budget/Actual/Forecast variance verification.
・Prepare monthly/quarterly asset management reports and provide required information to the headquarters/investors.
・Manage and oversee property revenue, occupancy levels, operating expenses, and capital expenditures.
・Work with PM for planning and execution of repair/renovation and building maintenance for properties.
・Prepare presentation/papers in English to obtain approvals from the headquarters for any operational matters.
・Conduct leasing & marketing of vacant space in Japan portfolio to Japanese prospects/tenants
・Communication with lenders/trust banks/accounting firms/lawyers/PM/contractors and Negotiate terms and conditions of contracts/agreements (lease, PM, trust bank and related docs)
・Support Manager for asset enhancement activities including re-development
・Assist team for sourcing and acquisitions, re-structuring, refinancing and dispositions

・Over 3 years of experience in real estate industry or related business
・Experiences of leasing/brokerage firm management, tenant relations, construction management, and acquisitions representing ・ownership interests is a plus
・Understanding SPC investment structures (GK/TK/TMK), the use of trusts and non-recourse loan requirements is a plus
・University/college graduate with degree
・Business English skills speaking, listening, reading and writing
・MS Word, Excel and Power Point
・Japanese real estate brokerage license (Takken) holder is a plus
・Strong communication/interpersonal skills
・Must be a self-starter and possess the ability to be resourceful and work well as part of a team and independently in a fast-paced environment
