The Capex and Project Management Specialist is responsible for analyzing and executing capex and project management projects with a focus on the hotel sector. This role involves evaluating the feasibility of capital projects and entails collaborating with investment / asset management teams, hotel operators, contractors and designers to ensure the successful execution of various capital projects.

＜Key Responsibilities＞
●Project Evaluation:
・Evaluate feasibility of capital expenditure proposals for conversions and renovations for new and existing hotels
・Provide accurate cost estimates for contemplated renovations / conversions and finetune initial estimates provided by operators / vendors
・Assess scope of contemplated capital projects to ensure it aligns with objectives
・Ascertain FF&E reserve requests and plans for existing hotels
・Conduct cost-benefit analysis to support investment and asset management decisions

＜主な責任＞
●プロジェクト評価：
・新規および既存のホテルの改装および改修に関する資本支出提案の実現可能性を評価する
・検討中の改修/改装の正確なコスト見積もりを提供し、運営者/ベンダーから提供された初期見積もりを微調整する
・検討中の資本プロジェクトの範囲を評価し、目的に合致していることを確認する
・既存のホテルのFF&E準備金の要求と計画を確認する
・投資および資産管理の決定をサポートするために費用便益分析を実施する

● Vendor Management:
・ Identify and evaluate potential contractors and vendors for capital projects
・ Work closely with project / construction managers, designers and other vendors to ensure successful execution of projects
・Review vendor proposals and recommend value-engineering strategies to maintain
oversight of budget
・ Advise on the evaluation, analysis and recommendations made by vendors

● ベンダー管理:
・資本プロジェクトの潜在的な請負業者とベンダーを特定して評価する
・プロジェクト/建設マネージャー、設計者、その他のベンダーと緊密に連携して、プロジェクトの成功を確実にする
・ベンダーの提案をレビューし、予算の監視を維持するためのバリューエンジニアリング戦略を推奨する
・ベンダーによる評価、分析、推奨事項についてアドバイスする

● Project Execution
・Monitor project’s overall progress to ensure it aligns with objectives and ensure the
successful execution of projects
・ Confirm drawings and proposed materials align with project budget
・Collaborate with vendors to resolve any issues and liaise between owner and vendors
・Ensure all relevant certificates and permits for completion are obtained
・ Manage the closing and finalization of vendor accounts and settle potential disputes

・ベンダーアカウントの締め切りと確定を管理し、潜在的な紛争を解決します

●Education
・ Bachelor’s degree; a master’s degree or professional certification in the relevant field
(e.g. architecture, construction, etc.) is a plus

● Experience
・ Led multiple hotel capex and project management projects
・Possess good relationships across the vendor landscape (e.g. with contractors, subcontractors, designers, operators, etc.)

● Language
・English skills preferred but not required

●学歴
・学士号、関連分野（建築、建設など）の修士号または専門資格があれば尚可

●経験
・複数のホテル設備投資およびプロジェクト管理プロジェクトを主導
・ベンダー全体（請負業者、下請け業者、設計者、オペレーターなど）との良好な関係

●言語
・英語スキルがあれば尚可（必須ではありません）
